This development of 34 new townhomes homes located in West Sechelt BC. Westcor’s team has been moving this project through the rezoning stages for 2.5 years, listening and adapting to local and community input to create this very livable design. With housing in short supply in Sechelt, especially attainable homes and housing for families. Westcor is looking to assist in helping those qualified through the BC Housing HUB’s Affordable Home Ownership Program – achieving attainable housing for middle income families and helping build the community by providing homeownership access to those who need: healthcare workers, police and emergency workers to name a few.

The Design

We first considered in our design process, that all families needing homes, rental, or ownership, may not be able to afford a house or a townhome.  By design, we dropped the garages in favour of more livable space.  So, the site is open parking.  Westcor plans on forced air natural gas heat over crawlspace distribution and every home will have the capability to add central air conditioning. This type of heat cool system is very affordable to operate and maintain.  Add the quality of the homes with our energy advisor Aqua Coast overseeing the construction and the monthly cost to operate these homes will be very efficient.

Electric vehicles

We considered the trend towards biking and electric bikes and we have a separate bike, kayak and canoe garage on site where Urban Racks will install security enhanced stacking bike racks with recharging ability for the new trend to electric bikes.  Although not yet designed, Urban Racks will also be bringing innovation to the storage of Kayaks and Canoes.  At least nine homes will have extra storage space in the home.

Westcor has planned on the trend for electric car recharging and adequate recharging will be available in and around the property.

Livability

West Sechelt is one of the most desirable locations on the Sunshine Coast and with Fairlane being connected by road to the town center its only about a five minute bike ride away; and with Derby Road access now, there is no need use the highway.  Bus Service is two blocks away in either direction. 

 

School boundary puts this site in the newly renovated and expanded West Sechelt Elementary School catchment area.  Sechelt Schools are prepared to look after all needs levels well and West Sechelt Elementary has a great reputation for skilled teaching and inclusiveness. 

 

West Sechelt and Sechelt as a whole is a great community and is quick to include new residents.  The opportunities in Sechelt for recreation are almost endless.  Business and Employment opportunities are available in Sechelt, more work than the current local trades can keep up with.  There is endless work for service workers and high paying quality jobs.  And with consistent and reliable internet available through the Sechelt area, many residents work remotely from an incredible Sechelt home base. 

 

Our Landscape Architect, working with our survey crew and arborist will be preserving where possible mature trees in parts of this development.  We want to maintain the older trees and plant newer trees to replace in future years.  This means a very comfortable feel to the Fairlane residences.

Location

Attainability

Westcor has designed these homes to be for sale and attainable.  We are in talks with the AHOP program through BC Housing Hub which helps fund affordability through ownership for medium income renters converted to home ownership.  Not everyone can or will afford these homes, Westcor is committed to providing clean new quality homes that allow people to live in comfort, possibly through the AHOP program administered by BC Housing Hub.  This program sees the buyer of homes in this project partially funded with interest free long term equity from the perpetual affordable housing program administered by BC Housing, through BC Housing Hub for Colwood’s benefit.  The concept behind this program is supplying ownership homes to renters earning middle income wages.  So affordable to working families and individuals qualifying for conventional first financing, providing they do not own real property anywhere in the world and they plan on living in the home.  The long term part is an interest free loan for 25 years, no interest or payment.  When this is repaid, the Province hands the money to the community of Sechelt for additional affordable housing at that time.  If the new homeowner sells within the 25 years to a non-qualifying buyer, the original mortgage percentage of the interest free loan will be taken from the purchase price on sale to repay the interest free loan in full.  However, if the home sells to a qualifying buyer, the interest free loan is reset for another full 25 years for the new buyer, at the percentage of the sale the original loan was issued at.  What this program allows is renting families and individuals that own no property worldwide to build home ownership equity.  Clearly this home ownership opportunity is open to home owners and will discourage anyone looking for investment property or second homes. No restriction on selling, but the AHOP program shares the sale.  At the end of 25 years, the percentage of the home interest free mortgage must be repaid.  It is open for payment at any time on the same basis.
